I don’t need to convince you that selling a home is one of the most important and life-changing transactions you will engage in during your lifetime. Most people know this, yet, they don’t act like it. In fact, from my experience, a lot of people treat selling a home like selling a used bike, they do not employ any sort of strategy or thinking in the process, they just rush the whole thing.
I know it’s tempting to want to get the whole process over and done with, but you will regret not having gotten the best possible price later on, and you will kick yourself for having failed to maximize the asking price.
The most obvious of the most obvious basics to everyone except the most stubborn is that you need to get a realtor. If you don’t accept this fact, there’s nothing I can do to help you. If you have that covered, there’s many more other optimizations you can make to the process and get the best price possible. This includes using staging, maybe doing some negotiation tricks and even bazaar style bartering.
I used to give people many specific tips about how to do the staging of their home, but I’ve found a much simpler way to explain how to do it. I want you to imagine that Dateline is coming to your house to interview you Live, in your living room and be given a tour of your home. It will be seen by 30 million people. Can you imagine that? Now, imagine what you would do to prepare your home for that event. Preparing your home for buyers (when you want to maximize asking price) should be the same amount and type of effort! Don’t be lazy, do the right thing!
As far using pricing to your advantage, the oldest trick in the book still works. Just list your home at below-market price and note that you’re in a hurry to get it sold (so it seems plausible). You will get a ton of offers and potential buyers. Make them all fall in love with the home using the staging, and then introduce all the prospects to one another. Let them get competitive and fight and outbid each other. Eventually, they’ll reach a price much higher than the market price. Pretty sneaky and old-school but it still works!
